Greek Investor Acquires Zagori Mountain Resort

Greek real-estate investor Hellenic Properties has purchased Aristi Mountain Resort & Villas located in Zagori, adding to its portfolio within the country’s hospitality market. It intends to slowly improve and enlarge the all-season resort, directing funds toward infrastructure and guest services, yet preserving its ties to the local cultural heritage and surroundings environment.

Hellenic Properties is pursuing a strategy to invest in unique, established hotels located in lesser-known Greek destinations, aiming to enhance and expand these properties. The company’s CEO, Errikos Arones, emphasized that Greek tourism requires diversification and enrichment rather than simply adding more accommodations in popular areas. This approach focuses on upgrading existing hotels in quieter regions.

Nestled in the village of Aristi in western Zagori, the resort features eight stone buildings housing 26 rooms, suites, and villas. It offers stunning views of the Astraka mountains and Vikos Gorge. Zagori is recognized by UNESCO as a culturally significant World Heritage site.

World Travel Awards and MICHELIN Keys

The resort boasts the Salvia restaurant, both indoor and outdoor pools, a spa with a hammam, jacuzzi, and sauna, and a 135-square-meter event space called Atop, capable of hosting up to 100 people. Operating year-round, Aristi Mountain Resort & Villas is part of the Beyond Green network and has been honored as the World’s Leading Eco-Lodge six times at the World Travel Awards. In 2026, it received two MICHELIN Keys, joining an elite group of nine Greek hotels with this distinction.

Local stakeholders often worry that new ownership brings turnover and disconnection, but the company’s stated plan to retain staff and prioritize Epirus producers offers a practical counterpoint to that anxiety. By anchoring its strategy in long-term upgrades rather than aggressive scaling, the group attempts to align the resort’s physical growth with the region’s cultural preservation goals.

Hellenic Properties, based in Athens, has committed over 165 million euros to 14 projects across various sectors since 2019, including hospitality, offices, logistics, and residential real estate. The company aims to reach a total investment of 500 million euros by 2030. Additionally, Hellenic Properties plans to support local community initiatives as part of its broader strategy.
